Booking Conditions

Start day is usually Friday or Monday but it may be possible to come and go on a different day. Please do ask. You can see guide prices below for each of the holiday homes and the terms and conditions that apply to all bookings.

To find an exact price for your holiday please click on the availability calendar and choose  your preferred cottage and then the number of days required.

Two night breaks are available at all cottages  through November, December (except the Festive Period), January and February.

Christmas & New Year

Special rates apply for the Christmas and New Year periods and you can choose to stay for three to seven nights. The cottages have festive decorations, and crackers provided together with an extra special Welcome Basket. Christmas Day Lunch and New Year’s Eve Dinner at a local inn or hotel may be able to be arranged for you at an extra price. Please contact us for details.

There is no charge for a baby in a cot. We have a Pack and Play cot available but no high chair.

Amenities of all cottages
Pets Policy
  • One pet may be brought to Tweed, Turner, Rosybank  or Templars without charge subject to the agreement of the owners at the time of booking.
  • Pets are not allowed on furniture or in the bedroom. The owners ask that guests use only dedicated bowls and kitchen equipment.  Should additional cleaning be needed guests agree to pay for such cleaning and any damage caused.
  • One extra pet may be brought subject to agreement at an additional charge of a single payment £30 which is payable with the final balance of the rent.

To reassure our guests that they will have flexibility if holiday plans have to change, we have updated our policy.

We will ask guests to make a part payment of £100 on booking to secure the dates, and preferred cottage/apartment. This is fully refundable until twenty eight days before the start of the holiday. That date will be shown on the receipt sent after the part payment has been received. The balance of the cost is payable in full twenty eight days before the stay begins and, after that, no rent payments can be refunded. If the holiday needs to be cancelled less than twenty eight days before it is due to start, B.H.H. may offer the option of choosing an alternative date or cottage. If the holiday is transferred then the new rates will apply but no refund will be made if the new holiday is shorter or offered at a lower price.

The refund of the part payment of £100 will be made using the same method that was used at the time of booking. The refund will be authorised within seven working days of receiving the instruction to cancel the confirmation that the refund has been issued will be email.

Booking Conditions and Abandonment Policy
  • When guests make a booking they acknowledge acceptance of, and agreement to our terms and conditions as published.
  • The prices are subject to change without notice. The price and cancellation policy applicable to any booking is that quoted at the time of booking.
  • Holiday insurance is highly recommended.
  • Transfer of holiday dates may be allowed plus any difference in holiday price. There will be no refund made in the event that the new holiday price is lower than the original holiday.
  • Should Border Holiday Homes be forced to cancel a booking, all monies paid will be refunded within seven working days and this shall be the limit of the liability of B.H.H.
  • If no notice of cancellation of a holiday is given or should a property be abandoned during a booked stay Border Holiday Homes will pursue clients for loss of income or damage due to the property being left empty.
